The Sun Lounge bright quiet room with a log fire and comfortable armchairs and sofas.

The Library Lounge is a great reception room or place to gather for drinks. It has a selection of books and games and various seating options. It also has a log burner and recently exposed feature fireplace wall which dates back to 1765.

The Games Room overlooks Lochay Bridge and has a large Pool Table, Table Tennis and Darts Board. There's even a working Pokemon game console! There is also has a small bar which you can stock yourselves or we can stock in advance ready for your arrival. It also has a log burner although it is rarely needed - especially if you are playing table tennis.

The Morningside Room is the cosy more formal dining space adjacent to the kitchen. We provide table runners, slate placemats, formal cutlery and glassware - all to allow you to set a lovely table for your meal and it can seat up to 30.

The Riverside Room is what we call the 'Party Room'. It is a blank canvas with warm wooden floors, lots of natural light, a cosy log fire with French doors opening out onto the riverside (hence the name!). This room has previously been used for ceilidhs, discos, yoga, meditation, games, meetings, dinners, upholstery classes and even lampshade making courses!

The Cinema Room is a cosy room with comfortable seating, huge flat screen and superb sound system. This can be used to simply stream your own Netflix or Prime movies from your personal account or using Zoom can be used for corporate or family catch-ups. Approximate seating capacity - 14 people.

For ultimate relaxation we offer you our Hot Tub and Sauna. The sauna is the perfect place to ease off these aches and pains after a day's outdoor activities or simply to relax. Outside, with its stunning riverside location, our roomy Hot Tub is ideally situated overlooking the River Lochay and the ancient Lochay Bridge.

The Boot Room by the front door is where you can leave your wet/dirty outdoors gear to dry overnight whilst you relax.

NoiseAware

We are committed to Rent Responsibly standards which means that we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience called NoiseAware. Our quiet hours are in place to ensure that everyone can enjoy a peaceful night's sleep and thus ensuring that our guests and neighbours are protected from bothersome levels of noise

NoiseAware is a smart home device that measures decibel levels in our Riverside Party Room and allows us to respond to noise nuisance without disrupting your stay. It is a system which helps protect our guests from aggravating noise from nearby rentors or neighbours as well as proactively preventing noise complaints. Noiseaware is 100% privacy compliant (it does NOT record actual sounds or conversations, it simply monitors the noise level which is measured in decibels). There is NO video surveillance with this system.

In the event that we are alerted that the Noise levels have breached our property thresholds we will message our guests via text reminding them of the quiet times and politely requesting that the noise levels are reduced. Evidence shows that this solves any potential issues quickly and avoids noise complaints and ensures a pleasant enjoyable stay for all our guests. If you have any questions please just ask.

External Amenities

Killin Golf Club is a short 5 minute walk away, just across the Lochay Bridge (no car needed!)

Offsite, in addition to walking and cycling we can arrange activities for groups staying at the house. These range from fishing (Riverside or Loch Tay), Kayaking, Canoeing, Guided Walks, Clay Pigeon Shooting and Deer Stalking.
